Easy to Use Tech

Walls are installed using conventional materials – gypsum board, removable screws and joint compound. Instead of mudding over the screws and drywall joints, the self-adhesive Green Zip® Tape is applied first. Joint compound is then applied over the patented Green Zip® joint Tape which was developed with precise horizontal and vertical super-fiber threads to control the amount of compound applied in the mudding process. A tab is left exposed at the joint bottom, later covered by baseboard or carpet. To remove and reuse the drywall partition, this tab is exposed and the super-fiber strength allows the tape to be “zipped up” through the mud and paint to cleanly expose the seam and drywall screws for demounting.

WHAT IS GREENZIP®?

GreenZip ® is a patented means to accelerate capital recovery to investors in commercial and residential rental buildings. It is a simple, yet patented, means to make normal drywall partitions Movable & Removable Partitions—using common drywall materials installed by your normal drywall subcontractors. ARCHITECT Magazine says it could not be simpler in concept and execution. Just change the brand of your drywall joint tape to patented Green Zip. It is just that simple. 

CAN YOU REUSE DRYWALL MATERIALS IN GreenZip ® MOVABLE PARTITIONS?

Yes. HITT Contracting study confirmed it and the Respected Turner Construction—documented the product’s effectiveness in an in-depth case study for British Petroleum.  Additionally, Chevron removed and reused drywall on 18 of its 88 floors two years after the initial installation of Green Zip ® Movable Partitions. Green Zip ® technology won awards from the EPA and the AIA; ARCHITECT Magazine R+D Award; and earned LEED credit by the USGBC for material reuse. WHAT FINANCIAL BENEFITS DOES GreenZip ®  TYPICALLY PROVIDE?

*Reduce retrofitting and remodel costs and time. The IRS ruled certain interior GreenZip ® Movable Partitions are eligible to qualify as personal property and  ONLY patented GreenZip ® Tape passed the IRS test. The IRS stated our zip tape is unlike all other drywall tapes.  They qualified for quicker cost recovery than conventionally installed drywalls as opposed to 27.5 or 39 years.  GreenZip ® technology provides building owners with quicker capital recovery, reduced environmental impact, and lower remodel costs.

CAN WE GET THIS BENEFIT IF WE DON’T EVER MOVE THE WALLS?

Yes.  You don’t ever have to move a Movable Partition to qualify for the tax benefit according to the Senate Finance Report #95 -1263 (1978), 1978-3 C.B. 321, 415, that clarified the 1975 Whiteco Indusries for moveable and removable partitions, exterior lighting and false balconies as personal property without any requirement of intent to move them. While it is self-evident, there is no intent to move false balconies, and it is not required, we have a list of some 20 circumstance where our partition is intended to be moved.

HAVE WE EVER CAUSED AN AUDIT BY THE IRS? 

No, GreenZip ® has NEVER caused an audit.  Fortune 100 clients—with full-time IRS auditors on site—have used Green Zip to accelerate depreciation during their normal audits.  We also have an affirming Private Letter Ruling with representations based on a Pre-File Audit that resulted in a Final Determination Letter signed by the IRS Commissioner affirming Green Zip ® demountable partitions as Section 1245 Personal Property. In 2018 a hotel and apartment client were selected for a routine audit wherein all Green Zip ® related tax positions were accepted without comment or correction. 

DO ANY NATIONALLY RECOGNIZED ACCOUNTING OR EXPERT TAX LAW FIRMS ENDORSE THIS?

Yes. EY authored an IRS Final Letter of Determination approving GreenZip ® (GZ) for a Fortune 50 company; PWC and Akin Gump published articles supporting GZ. A PWC’s National Director Devin Hall approved GZ on a Fortune 100 client. 

KPMG approved Green Zip for NRG Energy. RSM used GZ in their Dallas office based on their tax opinion facts and circumstances analysis (such as it did not include load-bearing walls). The former Managing Partner of Deloitte’s Arkansas Office approves GZ for his clients. CBRE National Tax Director Matt Rader approved GZ on numerous projects.
